Media Release - Department of Planning Sydney: 27 August 2009 BERMAGUI'S HOUSING FUTURE SECURED The NSW Government has approved Bega Valley Shire Council’s rezoning of 30 hectares of land adjacent to the Bermagui Country Club to allow for residential, tourist and seniors housing development and the retention of significant environmental lands.
The rezoning will allow the staged development up to 400 dwellings west of the existing golf course, comprising a mix of detached housing, dual occupancies, self-care seniors housing and multi-unit housing, with each stage to consist of no more than 100 dwellings.
A total of 4.7 hectares of existing vegetation at the southern end of the site will be zoned for environmental protection and a small parcel of land adjoining the club will be zoned to allow some tourism development.
The Department of Planning’s Executive Director of Planning Operations, Neil McGaffin, said that the release of developed lots over an extended period of time would provide time for the development to be absorbed into the existing urban and social fabric of the town.
“This is an important proposal for the town of Bermagui, providing significant long-term growth potential, with a diversity of housing options, including for seniors,” Mr McGaffin said.
“The site completes a gap in the western boundary of the town and will cater for the anticipated demand and growth in Bermagui over the next 20 years, consistent with the South Coast Regional Strategy and Council’s own Structure Report for the area.
“It will attract jobs and investment to the area and enable development of tourist accommodation close to the club house, the harbour and the town’s commercial centre.
“But it is also important to ensure that any development that does take place is consistent with what makes Bermagui an attractive place to live in and visit in the first place, and the staged approval process Council has put in place will do just that.
“Under the approved rezoning, development of the site will be released in stages of up to 100 dwellings, with no consent issued for subsequent stages until at least 30 per cent of the dwellings from the previous stage have been constructed.
“This will mean that development of the site will take place gradually over an extended period, allowing time for new development to integrate appropriately with the existing town.
“It will also ensure that development is only delivered as the need arises.”
