Planning for the NSW alpine resorts
The NSW alpine resorts are located within the unique and environmentally-significant setting of Kosciuszko National Park. The resorts are of State importance, contributing economically and socially to the surrounding region, including the local government areas of Bombala, Cooma-Monaro, Snowy River, Tumut and Tumbarumba, and to the wider State of NSW.
The resorts provide for snow-based recreational activities during winter with significant numbers of day and overnight visitors arriving between June and October each year. They also provide for recreational pursuits such as hiking, mountain-bike riding and fishing during the warmer months.
The NSW alpine resorts include Thredbo, Perisher Range (including Bullocks Flat), Mount Selwyn, Charlotte Pass, Kosciusko Mountain Retreat, Ski Rider and Sponars Chalet. View map [PDF]
In planning for the alpine resort areas, the aim is to provide for environmentally sustainable resort-based recreational facilities that are in keeping with the iconic importance of Kosciuszko National Park.
SEPP (Kosciuszko National Park-Alpine Resorts) 2007
The Department, in consultation with the Department of Environment and Climate Change, other government agencies, community and special interest groups, has reviewed the planning and development assessment regime that has applied in the ski resort area since 2002 and has prepared a new policy - State Environmental Planning Policy (Kosciuszko National Park - Alpine Resorts) 2007 which was gazetted on 21 December 2007. The new SEPP repeals SEPP No 73 - Kosciuszko Ski Resorts.
The planning and development framework set out in the new SEPP will facilitate the sustainable use of land within each resort. Specific provisions that apply for each resort area are also set out in the SEPP and provide for the unique location of each resort within the environmentally significant alpine environment of Kosciuszko National Park.
The provisions set out in the SEPP will determine the type and character of development that can be carried out within the resorts, the places where such development is permissible, and the matters that are to be considered when determining applications for development on land within the resorts.
The new SEPP is consistent with the NSW State Plan and will encourage sustainable development and the delivery of better outcomes for native vegetation and biodiversity within the resorts.
