In January 2017, the Minister for Planning approved the Crows Nest Metro Station. The station will be part of the future Sydney Metro network, specifically the Chatswood to Sydenham section.


Sydney Metro have submitted a Concept State Significant Development Application seeking consent for the broad concept for an Over Station Development above the Crows Nest Metro Station.


Within the concept application, Sydney Metro are seeking approval for:

  • maximum building envelopes with building heights for: 
    • Site A up to approximately 27-storey for residential uses 
    • Site B up to approximately 17-storey for hotel and conference facilities 
    • Site C up to approximately 8-storey for commercial premises 
  • a maximum Gross Floor Area of 55,400m² for the over station development, including 37,500m² for residential uses (Site A), 15,200m² for hotel or commercial uses (Site B) and 2,700m² of other commercial uses (Site C)
  • social infrastructure (i.e. community facilities) on either Site A or Site C
  • maximum of 150 car parking spaces 
  • indicative signage zones

The concept proposal does not seek approval for any construction work.


The concept application for the Crows Nest Over Station Development was on public exhibition until 8 February 2019.

Crows Nest Metro Site Rezoning

The site is also subject to a separate rezoning proposal prepared by the Department to amend the existing planning controls in the North Sydney Local Environmental Plan for building height, floor space ratio and minimum non-residential floor space ratio that apply to the Metro sites. The rezoning proposal was also on exhibition until 8 February 2019. The feedback received will be considered and used in finalising the rezoning.
