An elegant and adaptable corner building with classic detailing and flexible ground-floor commercial space.

Corner Lot Apartments 01 by Tonkin Zulaikha Greer is a 4- to 6-storey building that can function as shop-top housing or a residential flat. The design places dwellings above a flexible ground floor, which can be used for commercial, residential, or mixed-use purposes, depending on the site context.

The building addresses both primary and secondary street frontages with equal care, making it well-suited to corner infill sites in a variety of neighbourhoods. The facade, available in brick or metal finishes, is carefully detailed and contributes respectfully to the streetscape. The residential component includes a mix of studio, one-, 2-, 3- and 4-bedroom apartments. Each home has private outdoor space, either a balcony or courtyard, and access to a communal rooftop area. Apartments are naturally ventilated with good solar access, supporting comfortable and sustainable living.

The layout is functional and adaptable. The building can be configured from 4 to 6 storeys and either shop-top housing or a residential flat building. The ground floor can activate the street with retail, community services, or additional apartments. Parking includes on-grade parking. The design accommodates sites with slopes ranging from 0 m to 3.8 m and minimum lot widths between 15 m and 21 m.
