Westmead South Precinct

The NSW Government is leading the rezoning of the 125-hectare Westmead South Precinct (the precinct), located south of the new Westmead Metro Station, under the State Significant Rezoning Policy to support population and economic growth in one of Sydney's most strategically important locations.

The Draft Westmead South Precinct Rezoning Proposal (the draft proposal) responds to significant investment in the Greater Parramatta CBD, including Westmead Hospital and supporting education facilities to the north, the Parramatta CBD to the east, and major public transport infrastructure such as the existing Westmead railway station, light rail, and the new metro station.

The draft proposal builds on the Westmead 2036 Place Strategy and Cumberland City Council's 2024 Westmead South Master Plan and outlines a vision for a lively, walkable and connected community with a mix of housing options and green spaces near public transport.

The Department of Planning, Housing and Infrastructure (the Department) has worked closely with NSW Government Architect, Cumberland City Council, other government agencies and utility providers in preparing this draft proposal.

The Department publicly exhibited the draft proposal from 19 August 2026 to 16 September 2026 and drop-in sessions provided the community with an opportunity to learn more about the proposal.

We are considering the submissions received during exhibition to inform the finalisation of the proposal and will prepare a finalisation report.

The proposal is expected to be finalised in 2027.

The draft proposal will enable:

• up to 13,000 new homes with 3–5% dedicated to affordable housing
• diverse housing types, including high-rise of up to 38 storeys near the Metro Station
• provision for almost 3 hectares of new public open space to support community activities and event
• provision for a new school and community and commercial facilities
• improved access to public transport with dedicated walking and cycling paths.
