Planning finalisation the cherry on top for north-west Sydney

Plans to create a modern green village in Cherrybrook and West Pennant Hills are a step closer, with the Department of Planning and Environment finalising the planning package for the Cherrybrook Station Precinct, laying the foundation for new homes, parks and retail space.

Executive Director of Planning and Land Use Strategy Alison McLaren said the three planning instruments finalised– the Place Strategy, a rezoning proposal and an amendment to the State Environmental Planning Policy (SEPP) Planning Systems – will pave the way for 3,200 new homes and well as active transport infrastructure, including walkways and cycleways.

“This project is all about preserving Cherrybrook’s leafy character, while providing more homes, better local services and infrastructure for north-west Sydney residents now and into the future,” Ms McLaren said.

"The first stage involves the establishment of a new local centre around the metro station, with around 410 homes planned alongside public open space, a community and library facility, shops and cafes,” she said.

Ms McLaren said more than 23,000 square metres of new open space will be provided in the green village, including three new parks, pedestrian and cycling links, and local roads, which will ensure 93 per cent of residents are within 250 metres of that open space.

“In response to feedback received during the exhibition process, as well as feasibility testing, housing affordability targets were also increased from 5 per cent to an optional 10 percent for the local centre, which will facilitate greater housing diversity and affordability for a growing population.”

“New apartments near the local centre will serve as a catalyst for regenerating the area, with easy access to public transport and green open space.”

Landcom’s CEO, Alex Wendler said the new planning controls will enable lively mixed-use development around the new Cherrybrook Station to create an inviting, welcoming place which balances housing choice with open and community space and provides a thriving local business and retail centre.

Cherrybrook Precinct is a part of the Northwest Rail Link Corridor Strategy, which aims to create new vibrant centres and housing within walking distance of Sydney metro stations.
