We have identified 8 priority high growth areas near transport hubs in greater Sydney for accelerated rezoning.

Rezoning around these transport hubs will create capacity for nearly 60,000 new homes over 15 years, within walking distance of these key stations.

To support growth in these local communities, the NSW Government is investing $520 million for community infrastructure, such as critical road upgrades, active transport links and good quality public open spaces.

The NSW Government will also lead the transformation of the Bays West precinct to enable the conversion of under-utilised government-owned land into Sydney’s newest suburb, unlocking up to 8,500 new homes, including a minimum of 10% affordable and essential worker homes.

Policy changes to streamline development assessment

The NSW Government has made policy changes to streamline development assessment and speed up housing delivery in the TOD Accelerated Precincts.

The reforms aim to ensure a consistent approach to both rezoning and assessment across the precincts. The changes came into effect on 27 November 2024.

An explanation of intended effect (EIE) outlining the proposed changes was exhibited for public feedback between 9 July and 23 August 2024.

Exemption from design competitions

The NSW Government is introducing an exemption from design competitions in the Transport Oriented Development Program’s accelerated precincts.

Design competitions will be replaced with a streamlined pathway to ensure design excellence and speed up housing delivery.
