The Bays West Precinct will be transformed into a connected, inclusive and vibrant waterfront community, delivering:

  • Up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker housing.
  • Located just minutes from the Sydney CBD and connected to a world-class metro, walking and cycling links and a future ferry wharf.
  • New public open space and improved access to the waterfront.
  • Improved connectivity and active transport links including across Glebe Island Bridge.
  • Strengthen White Bay Power Station as a cultural and community destination at the heart of the Bays West Precinct.

Vision

Bays West will build on its natural, cultural and industrial history to shape a vibrant new neighbourhood. The precinct will combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years.

New suburb, new name

Sydney is about to welcome its first major new inner-city suburb in decades.

The Bays West precinct will form a thriving, connected and sustainable new neighbourhood that is set to become one of the most populous suburbs in the Inner West, and one of Sydney’s premier cultural destinations.

Encompassing White Bay, Glebe Island, Rozelle Bay, White Bay Power Station and Rozelle Rail Yards, along with 76 hectares of adjacent harbour waterways, the precinct will combine new housing with open public space, unlocking access to the waterfront for the first time in over 100 years.

What happens next

The NSW Government will lead the transformation of the Bays West precinct which will include an international design competition to guide development, ensuring homes, essential infrastructure, jobs, public spaces and transport links are delivered together.

The Bays West Delivery Authority has been established as a development corporation under the Growth Centres (Development Corporations) Act 1974, responsible for promoting, coordinating, managing and securing the orderly and economic development of the Bays West Precinct and Blackwattle Bay Precinct.

Bays West Stage 1 Master Plan and the Rezoning Package were approved in December 2022.

The rezoning proposal outlines planning controls to guide the development of a new centre for Bays West around the future Bays Metro station and White Bay Power Station.
