A proposal lodged by Marrickville Council to rezone industrial land in Marrickville to allow for new homes and businesses has progressed to the next phase of investigation.
The Department of Planning and Environment has assessed a planning proposal for the Victoria Road Precinct in Marrickville and determined that, subject to several strict conditions being met and further studies being undertaken, it may proceed to the next stage of public exhibition for community feedback.
The proposal was supported by a noise strategy to determine if the development was suitable for some residential uses due to the site’s proximity to Sydney airport. The noise strategy found that apartments could be designed to reduce interior noise levels to comply with Australian Standards.
Prior to any public exhibition, the amended planning proposal will need to be approved by the Department to ensure the conditions have been met and studies completed so that the community will have comprehensive and up to date information to comment on.
The proposal aims to amend Marrickville’s Local Environment Plan to rezone 18 hectares of industrial land around Victoria Road for mixed business and residential uses.
A number of conditions must be met before the proposal goes on public exhibition including consultation with Sydney Airport to ensure building heights are appropriate and will not affect airport operations, reduction of building heights to better integrate and transition with the surrounding area, and a heritage study to identify items that have potential heritage significance and that should be preserved.
“Community Consultation is an integral part of the planning process,” a spokesperson for the Department said.
“Any feedback received from the community will be taken into consideration when the Department makes its final assessment.”
Details of the exhibition will be announced on Marrickville Council’s website when additional work has been completed and the proposal has been amended.
