Transport Oriented Development – Accelerated Precincts

We have identified 8 priority high growth areas near transport hubs in greater Sydney for accelerated rezoning.

Rezoning around these transport hubs will create capacity for up to 47,800 new homes over 15 years, within walking distance of these key stations.

To support growth in these local communities, the NSW Government is investing $520 million for community infrastructure, such as critical road upgrades, active transport links and good quality public open spaces.

Rezoning of 7 of the 8 precincts will be finalised by late 2024 to fast-track housing in these areas following consultation with the local community and stakeholders. Public exhibition of the Bays West rezoning is expected in 2025.

Proposed policy changes to streamline development assessment

We are proposing policy changes to streamline development assessment and speed up housing delivery in the 8 TOD accelerated precincts.

The proposed reforms aim to ensure a consistent approach to both rezoning and assessment across the precincts.

An explanation of intended effect (EIE) outlining the proposed changes is on exhibition for public feedback until 5pm Friday 9 August 2024.
