Lowes Creek Maryland is a new precinct planned for Sydney's South West Growth Area. It is approximately 8 kilometres from the future Western Sydney Aerotropolis and 47 kilometres from Parramatta CBD.



The Department of Planning and Environment, in collaboration with Camden Council, has prepared a draft precinct plan for the Lowes Creek Maryland Precinct. This plan will guide future rezoning and development of this new precinct from the ground up. The Precinct is located within the suburb of Bringelly.


The draft precinct plan includes:

  • A local centre with shops and cafes
  • Protection and activation of a centrally-located heritage site with opportunities for public access
  • A mixed-use and commercial area at the central entrance to the Precinct from The Northern Road
  • A multifunctional community centre located close to the local centre and next to playing fields
  • A proposed combined primary and high school
  • Twelve new playing fields
  • New footpaths and cycleways
  • Several new parks and environmental conservation areas
  • A potential green grid utilising Lowes Creek and its tributaries
  • A range of homes to meet the needs of a new and diverse community.

The draft plan was on exhibition from 28 September to 9 November for community feedback. Submissions are now under consideration and will be reviewed before the plan is finalised.
